Investment Approach

  • Invest for the long term – Our hold periods are indefinite. We actively seek out properties in quality locations in markets with long runways for growth.
  • Aligned with investors – We invest directly in every acquisition.
  • Price is everything – We firmly believe price is what you pay, value is what you get. As a result, we seek to identify investment opportunities with a large margin of safety
  • Value creation – Although we are flexible, we typically focus on value-add opportunities. We look to create and drive value for our investors through rehabilitations, repurposing; and ultimately, repositioning of the asset.
  • Reinvestment – We continuously reinvest earnings in order to increase net operating income and maximize asset value.
  • Distributions – We seek to make consistent and predictable distributions to our shareholders. In addition, we look to return a significant amount of shareholder capital via tax free refinances.
